finish it in the rough
How much does the house finishing cost when buying unfinished? This is the most common question when thinking about buying a house that is not yet finished and needs several improvements.
How much does something cost in the rough and what bonuses are there?
By “unfinished house” we mean a house that is in an advanced state of construction but which has not yet been completed. The cost of home finishes depends on the construction techniques you choose to use, the materials and specific finishes which often make it difficult to get a precise quote per square meter.
So is it worth building a house? The cost depends on the area in which you want to buy, in some regions it is more convenient, in others decidedly less.
What permissions are needed?
The first permit needed is obviously the building permit, which must be requested from the technical office of the municipality in which the building is to be located. We recommend that you contact an expert in the sector such as a surveyor, architect or engineer. They will check all the characteristics that are necessary for a specific property such as: maximum possible dimensions, maximum height, distances from borders, access roads, alleys in the area, types of signs and more. Many things must be in line with the municipality’s General Master Plan which only an expert in the sector knows in detail.
Immediately after the project is approved by the municipality, the times can be more or less long. After the opinion of the Building Commission, which will request construction, the urbanization charges and the construction cost will have to be paid. They are taxes defined by the municipality which vary according to local regulations and therefore depend from municipality to municipality.
